Why Valley Attics Work So Hard
The San Fernando Valley sits inland, ringed by mountains and cut off from the ocean air that cools the coast. Summer afternoons here run far hotter than they do a few miles south, and the roof deck soaks up that heat all day. An attic with thin or settled insulation passes it straight into the rooms below, which is why so many Valley homes have bedrooms that never cool down and an AC that runs into the night.
That is also why the order of the work matters. Sealing the gaps between the house and the attic first, then bringing the insulation up to a consistent depth across the whole attic floor, does more than adding material over the top of a leaky ceiling. Where the ducts run through the attic, their condition is part of the same problem, because cooled air that leaks out of a duct never reaches the room.
What We Find in San Fernando Valley Homes
Much of the Valley was built out as tract housing in the decades after World War II, and a large share of the homes we work on are single story houses from that era. The foothill neighborhoods of the north Valley add newer and larger two story homes, where the upstairs rooms take the heat first. Across both, the attic tells the story:
- Original insulation that has settled, thinned out, or been pushed aside by years of roofing, cable, and duct work
- Insulation fouled by rodents or damaged by old roof leaks, which has to come out before anything new goes in
- Air leaks around can lights, top plates, and plumbing and wiring penetrations
- Ducts in the attic that are leaking, crushed, or poorly insulated
- Empty wall cavities in older houses, which we fill from the outside with drill and fill
We will tell you plainly what your attic needs. If a top-off is enough, that is what we recommend instead of a full clean-out.
LADWP Rebates, Utilities, and Fire Zones
Most of the Valley, including Granada Hills, Northridge, Porter Ranch, Chatsworth, Mission Hills, North Hills, and Sylmar, is part of the City of Los Angeles, and homes there get their electricity from LADWP. LADWP residential electric customers may qualify for its attic insulation rebate, and we pull the permit, prepare the paperwork, and schedule the inspection. Burbank and the City of San Fernando are separate cities with their own electric service, so that rebate does not apply there.
The hills above the north Valley are a different story from the flats. Parts of Porter Ranch, Granada Hills, Chatsworth, and Sylmar sit inside the city's Very High Fire Hazard Severity Zone. For homes there, we check the address against the fire hazard map and choose attic vents with the zone in mind, so the ventilation plan balances airflow and ember protection.
